Housing Types
- Traditional house: built with wood, traditional Korean houses have
warm rooms, heated by ondol (a traditional Korean under-floor
heating system). A wooden floor connecting each room helps
people stay cool during hot summer months. - Apartment: as Korea is a very densely populated country,
there are a large number of apartment complexes in urban areas.
Usually taller than 5 floors, an apartment complex will often include
several apartment buildings. Each household lives independently.
Apartments usually range from 18~40 pyeong in size, but luxury
apartments can be larger, and may range from 45~100 pyeong.
Most apartments in urban areas use city gas for heating and cooking. - Villa: called "yeolip jutaek" in Korean, a villa usually has fewer
than 5 floors, and has residences that are similar to an apartment
in structure. - Single-family house: called "dandok jutaek" in Korean, an individual house usually has 1~2 floors,and a small
courtyard. - Officetel: an officetel is a building designed for both work and lodging. The name is a combination of the
words "Office" and "Hotel." - Studio: also called a "one room" in Korean, it is a big open area that serves as bedroom, living room, kitchen
and bathroom, and is popular among working singles.
How to get housing information
- To get housing information, you can visit real estate agencies, read community newspapers or surf the Inter
net. - Called "gongin jungaeso" or “bokdeokbang" in Korean, a real estate agency brokers housing transactions.
- You can pick up tabloid-size community newspapers for free on downtown streets.
Contract
- Many of the terminologies used in housing contracts are often difficult to understand.
- A contract specifies the rights and obligations of an individual who rents a house.
Failure to fulfill such obligations can result in the contract being terminated, even before it expires.
If there is anything that you don't understand about a housing contract, ask questions and ensure that you have a clear understanding with the landlord to prevent future conflicts. - You can rent somebody's house in one of two ways.
Jeonse: you give the landlord a certain sum of money as a deposit to live in the house for a certain period of time. This type of contract typically lasts two years.
Wolse: you pay the landlord a certain fee every month.
Using a real estate agency is the safest way to get a house.
